Will real estate ever be normal again?
Zoning is also an issue in NYC. The suburbs are unable to become dense do to zoning which causes the prices to go up.

Brooklyn increases the density steadily. I see a lot of construction around me, mostly higher-density replacing low-density, but it's relatively slow.
